Full Cooling Maintenance

  • Acid Clean/ Condenser Coils

Boiler Maintenance

  • Steam - Flush out System / Clean Sight Glass / Inspect heat exchanger for cracks / Check Burner Tubes / Clean Thermocouple / Burner Chamber if needed / Inspect Wiring and Controls / Remove and clean Pressure Control Pig Tale / Check Flame sensor micro amps and clean if needed / Check Steam Pressure and adjust pressure control if needed


  • Hot Water - Bleed all zones of air and set boiler pressure reducing valve to 12 PSI / Inspect zone valves / Check  wiring and controls for normal operation / Check and clean Thermocouple , Flame sensor , pilot , burner tubes and orifice for proper water column pressure. Adjust if needed.  Check flue draft and damper
